The Legal Pack.

The Legal Pack is designed specifically for:-

• An Independent Estate Agent which already incorporates a Chartered Surveyors, and therefore may wish to conduct their own Home Condition Reports or Energy Performance certificate, using their own Home Inspectors or Domestic Energy Assessors.
  
  
• A member of the General Public who may also wish to appoint their own Home Inspector or Domestic Energy Assessor, to complete either the Home Conditions Report or the Energy Efficiency Assessment.

If a client requires a Legal Pack only, we offer a number of additional services, at no additional cost.

We will add the Agents Home Condition Report or the Energy Efficiency Assessment to our Legal Packs to create a more uniformed and professional look to the completed HIP. We will also add the Agents own logo to the cover of the pack, or allow the Agent to create their own cover which we will place on each of their packs. This will make the packs unique to each individual Estate Agent. (This service is also available with the Mini HIP and the Full HIP.)

The Mini Home Information Pack

The Mini Home Information Pack is the new compulsory HIP for the 1st June 2007. This Pack is the ideal product for Estate Agents, and the General Public, who do not have access to a Home Inspector or Domestic Energy Assessors.

The Pack includes

• The Legal Pack.
  
  
• An Energy Performance Certificate (EPC), conducted by a fully qualified Home Inspector or Domestic Energy Assessor.

The Full Home Information Pack

Designed for Independent Estate Agents, and the General Public who do not have access to Home Inspectors we can provide them with the Full Home Information Pack.

This pack contains

• The Legal Pack.
• The Energy Performance Certificate.
• A Home Condition Report based on a professional survey of the property (no longer a compulsory element).

What is an Energy Performance Certificate?

Since changes in Government policy, as of the 19th July 2006, the mini home information Pack has now become the ‘New’ Home Information Pack.The Energy Performance Certificate is required to comply with EU directive 2002/91/EC which aims to promote improvement in energy performance of buildings.

The EU directive requires an Energy Performance Certificate for all dwellings at the time of sale.

The certificate will give prospective purchasers an easy to read guide to the likely energy costs of occupying the property and will aim to save Purchasers up to £300 a year in energy bills. Domestic energy consumption causes 25% of national CO2 emissions, and heating uses 90% of energy in the home. Improvement in the energy efficiency of our homes is therefore important in reducing our overall emissions.
