What's in a HIP?

A Home Information Pack must contain the following documents:-

- An Index.

- An Energy Performance Certificate (or a Predicted EPC for Off-Plan Properties).

- A Sale Statement.

- An Official Copy of the Property Register ( or a SIMR for Unregistered Properties).

- An Official Copy of the Title Plan.

- An Official Copy of the Lease, where applicable (or Proposed Lease for Off-Plan Properties).

- Local Authority Searches.

- Official Drainage and Water Searches.

- An Estate Agents Redress form.

Sinclairs can also include additional documents into your pack on request such as Guarantees, completion certificates and even floor plans. This service is provided Free of Charge providing documents are sent to us via post or email.

 

Who needs a HIP?

A Home Information Pack is now required by anyone in England or Wales who offers there property to the open market, either through an Estate Agent or via private advertising.

 

Do I need a printed copy?

Legally no printed copy is needed. However from our experience most estate agents will request at least one printed copy. You should check with any HIP Provider if professionally printed HIPs are available either in a magazine style (as ourselves) or bound form and how much they cost.

You should also check with your chosen estate agent to find out if they require a printed HIP, and if so how many.

Sinclairs will provide additional printed HIPs at the standard cost even if no copies were requested at the time of order.

 

How much will a HIP cost?

Our Home Information Packs are only £225 + VAT for Freehold properties and £275 + VAT for Leasehold properties. Printed copies are charged at £14 + VAT for one copy and £24 + VAT for two copies.

 

Why should I pay VAT?

Many HIP providers are offering packs at low "No VAT to pay" or "Including VAT" prices. Although the initial saving is tempting the experience level of these companies or individuals in providing packs is usually very low. A non-VAT registered company can only produce a maximum of 300 packs per year or 5 packs per week. We produce many more packs than this and have been producing packs since before HIP legislation was put in place. Our first HIPs were produced for Huddersfield and Southwark during the DCLG area trials in 2006.

 

What If my Property is Unregistered?

If your property is unregistered then you will need to provide proof of ownership. This can be obtained from the property title deeds. We will also order a search of the index map, the results of which will be included in the completed Home Information Pack.

 

How long do HIPs take to prepare?

Our HIPs take between 3-10 working days, depending upon the tenure of the property and the area it is located as some local authorities have a longer lead time on searches.

 

Who will accept liability for the Pack?

Sinclairs accepts full liability for all packs produced by us, We have professional indemnity insurance cover for £2 million, as recommended by AHIPP giving you total peace of mind.

 

Will the Packs become out of date?

No, once the pack is prepared, it is valid for however long it takes the property to be sold. The Searches contain within the HIP can be renewed if requested, but this is not a legal requirement.
