The dawning of the new HIP phenomena is a daunting time for all concerned. But do not be intimidated by the larger Estate Agents. Here at Sinclairs, we hope to provide a hassle free solution for all your individual HIP requirements.

We appreciate that each Estate Agent is different and therefore have there own needs, requirements and specifications. For example many independent agents within England and Wales are also Chartered Surveyors. Such Agencies may not require a Mini Home Information Pack or the Full Home Information Pack from us. They may have Home Inspectors of their own to complete the Home Conditions Report (HCR) or the Energy Performance Certificate (EPC).
If this is the case, we provide an alternative pack which we call the Legal Pack. We will, however, be more than willing to add the Agents own HCR or the EPC to our Legal Pack, at no extra cost. This means the whole pack would be completed in the same format, giving the HIP a professional and uniformed look. It also makes it much easier for Agents to produce additional copies when requested.
To assist Chartered Surveyors or Estate Agents who would prefer to commission an independent Home Inspector, we provide a Legal pack which contains the following:-
The Legal Pack includes
- Index
- Terms of sale
- Evidence of title
- Home contents form (optional)
- Home use form (optional)
- Local Authority Searches
- Drainage and Water searches
- Copies of any planning, listed building and building regulations consents and approvals
- For new properties, copies of warranties and guarantees
Also, for leasehold properties
- a copy of the lease
- Most recent service charge accounts and receipts
- Building insurance policy details and payment receipts
- Regulations made by the landlord or management company
For Independent Estate Agents who do not have access to Home Inspectors we provide the compulsory Energy Efficiency Assessment when you order either a Mini Home Information Pack or the Full Home Information Pack. The latter also contains a Home Condition Report based on a professional survey of the property.

As of the 1st August 2007 the Full HIP is no longer compulsory, however we do advise all Agents to offer this Pack to their clients. It will illustrate both good availability and an awareness as an option.
